Terms and Conditions

GENERAL RENTAL CONDITIONS

This contract is made under the ordinary and/or particular conditions according to the current law applied to such matters. The tenant agrees to comply with all general conditions, under penalty of claim for damages and/or interests, and up to the termination of the same contract without any rent reduction applicable for it.
  1. Check-in time is from 3:00 PM. Check-out time is at 11:00 AM at the latest.
  2. Cancellation policy: The reservation amount is non-refundable.
  3. If the tenant does not show up within the first 24 hours of their scheduled arrival and has not informed of this delay, the landlord may release the property reservation, subject to this contract, and re-rent this accommodation. The tenant will lose their reservation without the right to financial compensation.
  4. All occupants must register. Without completed registration or a copy of the identification document sent, the tenant will not have the right to access the property.
  5. In the event of arrival after 10:00 PM, the tenant must pay any pending amounts (last rent payment, tourist tax, deposit, etc.) through an immediate payment system agreed upon by the parties. Any extra costs (commissions) that may arise from this operation will be borne by the guest (tenant).
  6. The tenant is obliged to keep all facilities in good condition. They must also ensure that the neighborhood's tranquility is not disturbed by the tenant or their family occupying the accommodation.
  7. The owner or their representative will have the right to claim from the tenant, upon their departure, the total value of broken objects that must be replaced, cracked, chipped, or damaged furniture, and those whose wear was abnormal in relation to the lease duration. They may also claim the cost of cleaning dirty blankets, compensation for damages of any kind to curtains, walls, ceilings, carpets, windows, bedding, etc.
  8. The tenant must carry out daily cleaning to maintain the accommodation in optimal sanitary conditions. The owner or their representative will have the right to claim part or all of the deposit if the accommodation is not in the same distribution conditions as on the arrival day or if no cleaning has been done.
  9. The deposit (200 USD) must be paid before arrival.
  10. The tenant cannot oppose the visit of the facilities, upon request, by the owner or their representative.
  11. Both parties understand and agree that this contract is of a vacation rental nature and exclusively for tourism use.
  12. The house is fully furnished. It is forbidden to take blankets or bed covers outside the house. In case of non-compliance, the tenant must pay 120 USD.
  13. Under no circumstances is it authorized to accommodate minors alone.
  14. Pets or animals are not accepted in any area of the accommodation or communal area.
  15. Users of this property must fulfill their obligations and always respect the community's rules. In case of non-compliance with any of these general conditions, the landlord may terminate the rental contract without the tenant having the right to a refund or compensation for unused days.
  16. We reserve the right to modify, add or delete any part of these terms and conditions at any time and without prior notice. It is your responsibility to periodically review these terms and conditions to be aware of any changes. Continued use of our website or services after the posting of any changes will constitute your acceptance of those changes. We will not be liable to you or any third party for any modification, suspension, or discontinuation of our website or services.
  17. To avoid any conflict problems arising from this contract, the parties submit to the courts of Justice of the State of Quintana Roo.
